Fixing Yard Drainage: Smart Choices That Stop Water Problems in Home Landscapes

Water pooling in your yard can damage foundations, kill plants, and create mosquito breeding grounds. This guide explores three proven strategies that address the root causes of drainage issues rather than masking symptoms. Landscape professionals and civil engineers share practical solutions that work for real-world properties, from suburban lots to rural acreage.

Prioritize Proper Grade Over Buried Pipe

First question I ask is whether the water is showing up or just refusing to go. Those are different problems. Water that's sheeting off a neighbor's slope or running down a driveway apron is arriving, and no French drain is going to out-swallow it, so that's a regrade or a swale to send it somewhere on purpose. Water that lands where it lands and then sits for days is usually our clay doing what clay does, and soil work tends to serve better than pipe.

I inherited a yard in Aurora that stayed soggy two or three days after any decent storm. The seller had already put in a French drain, which sounds like the smart answer, and it barely moved the needle. The back of the house was dead flat and one corner actually pitched toward the foundation, so the drain was collecting water that never should have been sitting there in the first place. Brought in fill, regraded to roughly six inches of fall over the first ten feet, ran about $2,800. The wet spot never came back.

If I had to pick one thing, it's grade first and add pipe only if water still stands afterward. That may be my bias from working older homes, where the grade has usually settled and nobody ever looked. But a French drain is a machine, and machines silt up, and I have yet to meet the homeowner who digs one back out. A slope just keeps being a slope.

Map Stormwater, Then Use Vegetated Swales

I start by observing the yard during heavy rain and mapping the water's source, route, duration and safe destination. Regrading suits a trapped low point or slope towards the house; a swale handles visible surface runoff; a French drain is for subsurface seepage when it has sufficient fall to a lawful outlet; and soil improvement helps when compaction is limiting otherwise manageable infiltration. The design choice I favour is a broad, shallow vegetated swale leading to a verified outlet. It remains visible, slows the water and can be maintained through ordinary landscape care, whereas failure in a buried drain may remain hidden. No drainage solution is complete if it merely transfers the problem to a foundation, neighbour or public space.

Redirect Runoff and Loosen Compacted Soil

I usually go with regrading first if the water's flowing toward the foundation. Carve out a wide, shallow dip in the ground; it catches all that runoff and redirects it away from the house. Then, for those spots that stay soggy, we'll do a gravel-filled French drain. It acts like a sponge, just soaks it all up.

And if the yard's flat but water's just sitting on top in puddles, that's compacted soil, probably clay. In that case, just aerate it, mixing in compost so it can absorb the rain.

But if you want a quick solution, just lay down a bed of rocks. Underground French drains are super popular. Some prefer the underground French drain because it's out of sight, but I'm not a fan because those clog up over a few years and then you have to dig it up to fix it.

Choose Permeable Paving for Hardscapes

Solid driveways, patios, and paths force rainwater to run across the surface instead of soaking into soil. Permeable paving lets water pass through gaps or porous materials into a stone base below. This can reduce puddles, slow runoff, and ease pressure on nearby drains.

It is especially useful for walkways or parking areas that collect water after storms. Consider permeable materials for the next outdoor surface project.

Select Plants Suited to Wet Sites

Some parts of a yard stay wet because of shade, heavy soil, or a low elevation. Plants that need dry ground often fail in these places and can leave bare soil behind. Moisture-tolerant plants can grow well while their roots help protect the soil from washing away.

Choosing plants suited to the site also reduces the need for extra drainage work in small wet areas. Select plants that match the wet conditions in the landscape.

Place Rain Gardens in Natural Low Spots

Rain gardens provide a planted area where stormwater can slowly soak into the ground. They work best in a natural low spot that receives runoff from roofs or paved areas. Deep-rooted native plants help hold soil in place and can handle both wet and dry periods.

A rain garden should be placed far enough from the home to avoid adding moisture near the foundation. Plan a rain garden that fits the flow of water in the yard.

Clear Gutters and Catch Basins Regularly

Gutters and catch basins cannot move water well when they are filled with leaves, dirt, or other debris. A clogged gutter may overflow beside the house and create erosion below the roof edge. Blocked catch basins can cause standing water on lawns, driveways, and near drains.

Regular cleaning before and after the rainy season helps the whole drainage system work as designed. Clear gutters and catch basins before the next major rain.

Extend Downspouts to Safe Discharge Areas

Downspouts should carry roof water far away from foundation walls. Short outlets can leave large amounts of water next to the home during heavy rain. Extensions, buried drain pipes, or splash blocks can guide this water toward a safe low area.

The discharge point should slope away from the house and should not send water toward a neighbor's property. Check each downspout and extend it where needed today.
